Planning permission in Ongar

Ongar's planning is about heritage more than anything else, and it is worth understanding early.

Your planning authority is Epping Forest District Council. Chipping Ongar was one of the first conservation areas designated in Essex, largely because of its exceptional number of listed buildings, more than a hundred in the town and around seventy on the High Street alone. In the conservation area, and on or near a listed building, design and materials are judged closely, some permitted development rights fall away, and listed building consent is needed for most changes to a listed home. On top of that, the farmland around the town is Green Belt, where extensions are limited in scale so they are not a disproportionate addition to the original house.

That sounds like a lot, and it is why local experience matters here. It does not stop good projects, it just means the design has to be right and handled properly. Out on the newer roads, away from the historic core, many extensions still fall under permitted development. One note for the future: from April 2028 Epping Forest District Council becomes part of the new West Essex Council, though the rules carry over. The clay swells and shrinks with the seasons and moves most near mature trees, and along the Roding and the brook the ground can be softer and wetter.
