If your home is anywhere near the water, this is the question to settle before you design anything, and it is a genuinely local one.

The waterfront, Hythe Quay, Chandlers Quay, Chelmer Terrace, the Promenade and low-lying Heybridge, carries real tidal flood risk, and warnings come round more often than people outside the town realise. An extension in a flood zone can need a flood risk assessment, raised floor levels and flood-resilient detailing, alongside drainage designed to modern standards. Up on the higher ground of the old town it is far less of an issue. Either way, we work out exactly where your property sits and what it needs, so flood risk is handled at the design stage rather than becoming a problem with your application, or worse, after the work is done.

The ground, and why the slope matters

Maldon sits on a ridge above the estuary, and the ground is variable, layers of gravel and clay, rather than uniform. The steep northern side dropping to the river is the part to respect: it has a long history of movement, including the West Maldon Landslip, where the London Clay has repeatedly slipped as it tries to settle. Down by the water the ground turns to soft alluvium and salt marsh.

On a sloping plot near that northern edge, or on low ground near the estuary, foundations need proper thought and sometimes a ground investigation. We check the levels and the ground early rather than meeting a surprise once we have started.
