Planning permission for an extension in Sevenoaks
This is where Sevenoaks is different, so it is worth understanding before you fall in love with a design.
Your planning authority is Sevenoaks District Council. Around 93 per cent of the district is Metropolitan Green Belt, more than 60 per cent sits within the Kent Downs National Landscape to the north or the High Weald National Landscape to the south, and there are 41 conservation areas. Very few homes here sit outside all of those.
In plain terms, three things follow:
In the Green Belt, you can still extend, but scale matters. An extension is usually acceptable as long as it is not a disproportionate addition to the original house. As a rule of thumb the council has treated additions beyond roughly half the original floor area as disproportionate, though every case is judged on its own merits.
Permitted development is reduced in the protected areas. Many houses keep some permitted development rights even in the Green Belt, but those rights are cut back in the National Landscapes and conservation areas, which between them cover much of the district. Design and materials are held to a higher standard.
Listed buildings need separate consent, and Sevenoaks has a great many of them.
None of this means you cannot get a good extension built. It means the design has to be right first time and the application has to be handled properly. The ground here is as varied as the planning, and it changes what your foundations need to do.
Sevenoaks sits on the Greensand Ridge, a band of sandy stone that runs east to west through west Kent. It gives the town its high ground and its views, which also means many plots slope. The greensand is firm in places and softer in others, and where it meets the clay beneath, springs and damp ground can appear along the base of the ridge. To the south the ground turns to heavy Gault and Weald clay, which shrinks and swells with the seasons and moves most near mature trees.
A sloping site, a spring line or a change from sand to clay all affect how an extension is founded, and on some plots that means a ground investigation before work starts. We plan the groundwork around the site you actually have rather than assuming it is flat and uniform.
