A full side return means removing two load-bearing walls: the flank wall of the closet wing, and part or all of the wall into the middle room. The floors and roof above have to be carried on steel beams, sized by a structural engineer and signed off under building regs.
Then there is the bit cheaper quotes skip. Victorian footings are shallow and were never designed to take a concentrated point load from a beam. So the job usually needs properly designed padstones, and on many of these houses, underpinning where the new steel lands.
If a quote is notably cheaper than the others, this is usually where the difference is hiding, or there is a column left standing in the middle of your new kitchen. We size the steel for the opening you want and itemise it so you can see what you are paying for. Your neighbours, and the party wall In a terrace, you are working right up against, and usually into, walls you share with people on both sides. That means the Party Wall etc. Act applies. You serve formal notice on your neighbours before work starts, typically two months ahead for party wall work. It is a process rather than an obstacle, but it needs doing properly and early. In a street this tightly packed, neighbours who feel informed are neighbours who tolerate eight weeks of noise. Neighbours who feel ambushed are a problem you will still be living next to in five years. We handle the notices and the sequencing. The loft If you need bedrooms rather than kitchen space, the loft is the answer on these houses. A rear dormer is what turns the roof space into a room with proper head height, usually a double bedroom with an ensuite. Two things to know. The staircase has to come from somewhere, and on a narrow terrace that usually means taking space from the landing or a bedroom below, which is worth thinking about before you commit. And roof alterations can be restricted in conservation areas, so it needs checking first.

Brick. London stock, and we match brick, bond and mortar to the original. On these houses that usually means reclaimed stock brick and a softer mortar mix. It costs a little more and it is what stops the extension looking bolted on from the garden.
