Which part of Basildon are you in?
The New Town: Basildon, Laindon, Pitsea and Vange. Most of this is planned post-war housing, well laid out but often tight on ground-floor space, so the usual project is a rear or wrap-around extension to open up a proper kitchen and family room. The catch is that many of these estates have permitted development rights removed or limited by planning condition, so an extension that would be automatic elsewhere can need a full application. It is the first thing to check, and we do.
Billericay. A historic market town with a proper conservation area running through the High Street and centre, plus more spacious, older housing around it. Here the questions are about design and materials that suit the area, and where the conservation area applies, some permitted development rights fall away.
Wickford and the edges. More of a mix again, older cores, newer estates, and, around the fringes of the borough, Green Belt. Roughly half of Basildon Borough is Green Belt, and if your home sits in it, extensions are limited in scale rather than ruled out.

The ground under Basildon
Basildon sits largely on London Clay, the heavy soil that made this poor farmland before the New Town arrived. Clay swells and shrinks with the seasons and moves most near mature trees, so foundations often need more depth than people expect. To the south, towards Pitsea, Vange and the Thames marshes, the ground turns softer and wetter, and around Langdon Hills it rises and changes again.
We check the ground early, and on trickier or low-lying plots we get it properly investigated before pricing, so the groundworks hold no surprises.

It can be. Billericay's High Street and centre sit in a conservation area, where design and materials are looked at more closely and some permitted development rights fall away. Outside the conservation area, more is often possible without an application. We confirm which applies to your address.
