Although the whole borough is technically Green Belt, the main settlements, Brentwood, Shenfield, Hutton, Ingatestone and the rest, are inset from it. So for a great many town homes, the Green Belt is not actually the obstacle people fear. What does apply is more specific: green wedges of protected land run into the town, there are thirteen conservation areas where design is judged closely, and detached homes, which Brentwood has plenty of, get the more generous permitted development allowances. Homes out in the surrounding countryside are the ones properly in the Green Belt, where scale is limited.

The town sits on a ridge, sand over the Claygate Beds over London Clay, and where those layers meet, springs and unstable ground can show up on the slopes. The Claygate Beds here have a real reputation for movement; they caused genuine problems when the Brentwood bypass was built through them.
In practice that just means a sloping plot is not somewhere to guess at foundations. We look at the levels and the ground early, and on trickier sites we get it properly investigated before pricing, so there are no nasty surprises once we start.
