In a conservation area, some permitted development rights are reduced or removed, and design is judged more closely, so what is automatic elsewhere in town may need an application up on The Hills.
The Green Belt is the other factor. Most of the district is Green Belt, and where your home sits within it, extensions are limited in scale so they do not become a disproportionate addition to the original house. Plenty of good schemes still go ahead; the trick is designing to what the rules allow.
Being on the edge of Epping Forest raises the familiar question, and the familiar answer: the forest's protected status mainly affects proposals for a new, separate home, not a normal extension to your own house. Why the slope matters here
Loughton is the hilliest town in the district, and you notice it the moment you dig. The Hills fall away sharply towards the forest, and the little valleys of Loughton Brook and its streams leave soft, wet ground where they run down towards the Roding. The higher ground tends to be firmer and sandier, with London Clay on the slopes and below, and the clay moves with the seasons and near trees.
A sloping site changes how an extension is founded, and sometimes how it is designed, with split levels or retaining work. It is very doable, and we do it often, but it is not something to leave to chance.
