Flooding on the low ground

Grays sits on a chalk and gravel terrace above the Thames, but the low riverside frontage is a different story, protected by a continuous line of tidal walls and embankments. Thurrock also has fourteen Areas of Critical Drainage, where surface water can trigger a flood risk assessment even on ground that looks low risk on the map.

If your home is on the low ground or in one of those areas, a project can need a flood risk assessment and drainage designed properly rather than tied into an already stretched system. We identify that early rather than letting it stall an application.

Permitted development is not a free pass everywhere, and there are two things to check.

Thurrock has seven conservation areas, mostly protecting the historic village centres like Horndon on the Hill, Orsett, Fobbing and the Tilburys. In those, design and materials are looked at more closely, traditional weatherboarding, red brick and clay tiles are expected, and some permitted development rights fall away.

The rural north and east of the borough is Green Belt, where extensions are limited in size rather than ruled out. And some newer developments have permitted development rights removed by planning condition, so it is worth confirming rather than assuming.

Your authority is Thurrock Council, a unitary, so it handles planning, building control and flood risk all in-house. We check exactly where your property stands before anything is drawn, and handle the application if one is needed.

This is the part that genuinely sets Thurrock apart, and it is not something a builder from outside the area will think about.

Much of Grays and Chafford Hundred is built on and around old chalk quarries. The land was worked for chalk, gravel and brickearth from the 18th century until the 1970s, leaving cliffs up to thirty metres deep, and Chafford Hundred's five thousand homes were built on that reclaimed quarry landscape from the late 1980s. There are also deneholes across parts of Thurrock, ancient shafts sunk more than twenty metres to reach the chalk, most of them long since infilled.

What that means in practice is simple. On some plots here you are building on made ground or backfill rather than undisturbed soil, and how deep and how well compacted it is varies enormously. Elsewhere it is chalk, gravel or, in the north, London Clay that swells and shrinks with the seasons.

So we do not assume. We check the ground and the site history before we price the groundworks, and on anything questionable we get a proper investigation done first. That is the difference between a foundation that sits quietly for decades and one that gives you trouble.
