Your planning authority is Uttlesford District Council. The historic core, around St Mary the Virgin church, the High Street and Market Place, the War Memorial and Doctor's Pond, is a designated conservation area, and the town has a large number of listed buildings. In the conservation area, and on or near a listed building, design and materials are judged closely, some permitted development rights fall away, and listed building consent is needed for most changes. Out on the newer estates, many extensions still fall under permitted development.

The ground around Great Dunmow
The ground here is different from the London Clay nearer the city. Great Dunmow sits in the upper Chelmer valley on boulder clay, the chalky glacial till that blankets much of north-west Essex, with chalk beneath and bands of glacial sand and gravel along the river valley.
Boulder clay is generally firm but variable, changing over a short distance and carrying pockets of softer or stonier ground, and near the Chelmer the ground can be softer and wetter, with some surface-water flooding after heavy rain in low spots. All of which is fine when it is understood first. We check the ground and design the foundations to suit, which on trickier plots means a ground investigation before we price the work.
