You are in the London Borough of Bromley, and it is stricter than its quiet streets suggest.
Many single-storey rear extensions here are still permitted development and need no application. But Bromley made Article 4 directions removing the right to add a storey upwards across a swathe of the borough, and it has removed certain roof alteration rights in conservation areas, which catches loft dormers. Green Belt covers the rural fringe south of the town, where extensions are limited in scale.

The ground
Orpington sits on London Clay with chalk beneath, coming nearer the surface as you go south. Clay swells in the wet, shrinks in dry spells and moves most near large trees, and there are plenty of mature trees on these streets, some of them protected.

Materials, glazing and the choices that change the feel
Brickwork. On a period or 1930s house we match brick and bond to the original as closely as we can. A close match takes more care and can affect the quote, but it is the difference between an extension that reads as part of the house and one that looks stuck on.
The back wall. Bifolds stack fully open, which is lovely for the three weeks a year you use them. Sliders give you bigger panes, slimmer frames and a better view for the other forty-nine. Most of our clients end up on sliders once they have seen both.
Roof lantern or rooflights. A flat roof extension can go dark at the back of the original house. A lantern over the dining or island area, or a run of rooflights, is usually what keeps the middle of the new room bright. This is the single most common thing people forget to budget for and then wish they had.
Flooring. Running one floor finish from the old kitchen through into the extension is what makes the two halves feel like one room. Worth planning early, because underfloor heating decisions follow from it.
The kitchen. An island only works if you have the run of space for it and somewhere sensible for the sink and extractor. We work the kitchen layout through at design stage rather than discovering it once the walls are up.

Not without permission across much of the borough. Bromley used Article 4 directions to remove the national right to build upwards, so an added storey needs a full application here even though it would not elsewhere.
If you are opening up the original rear wall, yes, effectively. It is load-bearing, so the weight above needs carrying on a steel sized by an engineer and signed off under building regs. The wider the opening, the bigger the steel. It is a real cost and we itemise it rather than burying it.
