The steel, and where quotes differ

Whatever the house, opening up the back means removing load-bearing walls, the rear wall, and usually the wall between kitchen and dining room. That load goes onto steel beams sized by a structural engineer and signed off under building regs.

On the older houses there is a second issue that cheap quotes skip. Victorian and Edwardian footings are shallow, often a couple of courses of brick, and were never designed to carry a concentrated point load from a beam end. That is what properly designed padstones are for, and sometimes underpinning.

A quote that leaves a stub of wall standing, or drops a column into your new kitchen island, is not the same job. We size the steel for the opening you actually want and itemise it, so you can see what you are paying for. In these areas that means planning permission is needed for external alterations that are automatic elsewhere: replacing windows and doors, changing the roof, adding a porch, cladding or rendering, sometimes even painting. It also matters that Enfield approves around 76% of applications, below the national average of nearly 87%. That is not a reason to give up; it is a reason to design to what the council will actually accept from the outset, and to follow their design policy rather than argue with it. Outside the conservation areas, plenty of Enfield homes keep normal permitted development rights, and a single-storey rear extension can go ahead without a full application. If yours does, it is worth getting a Lawful Development Certificate anyway: it is a formal confirmation the work is lawful, and it saves you an argument when you come to sell. Materials and the choices that matter

Brick. London stock and red brick dominate, and the Edwardian villas often have distinctive detailing worth matching. We match brick, bond and mortar, which on older houses means reclaimed brick and a softer mix. It takes more care and can affect the quote.

Windows. In an Article 4 area, you cannot simply swap the windows, and the extension's glazing has to sit comfortably with what is there. On a period elevation, slim-profile glazing generally reads better than chunky bifolds.

Rooflights. If you fill in a side return, you have built over the source of your kitchen's light. A proper run of rooflights along the new roof is essential, not optional. It is the most common regret on these jobs.

Sliders or bifolds. Sliders give bigger panes, slimmer frames and a better view for the eleven months a year they are shut. Bifolds fold fully away. Most people choose sliders once they have seen both.

One floor finish. Running the same floor from the hallway through to the new kitchen is what makes the ground floor read as a single space.

The ground

Enfield sits largely on London Clay, with gravels down towards the Lea valley in the east and higher, mixed ground in the north.

The clay swells in the wet, shrinks in dry spells and moves most near mature trees, and the leafier streets here have plenty. A large tree near the extension usually means deeper foundations than people expect. On the older houses, the shallow original footings are the other constraint, and near the Lea the water table is higher.

We check the ground, the trees and the existing footings before pricing the groundworks, rather than finding out halfway down a trench.
