Opening up the back means removing the original rear wall and usually the wall between kitchen and dining room. Both are load-bearing, so the weight above goes onto steel beams, sized by a structural engineer and signed off under building regs.
The wider the opening, the heavier the steel, the deeper the padstones, and sometimes the deeper the foundations under them. A cheaper quote that keeps a stub of wall or puts a post in the middle of your new kitchen is not the same job.
Going above the garage brings a second question: whether the existing garage foundations and walls will take a storey. Often they will; sometimes they need strengthening. Either way it gets checked before we price it, not after.

Your options, and which one usually wins
- The rear extension. Three to four metres out, the back wall opened right up, kitchen and dining and living combined into one room. On these plots you can do that and still have a proper garden left over.
- The side extension. Most Hornchurch semis and detached homes have two to three metres of side ground doing nothing. Filling it in gives you the wide, open kitchen these houses were never designed to have. The design rule: set the front face back slightly from the original elevation and keep the new roof below the ridge. It costs nothing to do and everything to get wrong.
- The double storey. If you need bedrooms as well as living space, this is nearly always the best value on the list. One set of foundations, one roof, two floors of new space. The design challenge is tying the new ridge into the original hipped roof so it looks intentional rather than added.
- The garage. Most are too narrow for a modern car and full of boxes. Converting one is the cheapest floor area you will ever add, because the structure exists. Done properly it needs an insulated floor build-up with a damp membrane, insulated walls, a proper ceiling and real heating. The cheap version, a plasterboard box over a cold slab, is what makes converted garages feel like converted garages. And if the garage is at the side, the space above it is often the cheapest bedroom available to you.
- Combine them. If you are doing more than one, do them together. One scaffold, one lot of groundwork, one period of disruption.

Good news for most: these are ordinary suburban streets, so many rear and side extensions, and most garage conversions, fall under permitted development and need no full application. A two-storey side extension normally needs full permission.
The exceptions to check: Emerson Park and the other conservation areas, where permitted development is reduced and design is judged closely; flats, which have no permitted development rights at all; Green Belt land around the borough's edges and out towards the Ingrebourne, where extensions are limited in scale; and newer developments where rights have been removed by planning condition.

Clay swells in the wet, shrinks in dry spells and moves most near mature trees, and these are leafy streets with substantial gardens. Brick and tile matching. These interwar houses have distinctive brick, often with render or tile hanging above. Matching brick, bond and roof tile is what makes an extension read as part of the house.
Sliders or bifolds. Sliders give bigger panes, slimmer frames and a better view for the eleven months of the year they are closed. Bifolds fold fully away. Most people choose sliders once they have seen both.
A lantern. Extend across the back and the middle of the house goes dark. A lantern over the island or dining table is what keeps it bright, and it is the line most often cut from a budget and most often missed afterwards.
One floor finish. From the hall through to the new kitchen, so the ground floor reads as one space.
