House Extensions in Wanstead

Wanstead's Edwardian and Victorian houses have good bones and bad kitchens. Generous rooms at the front, decent ceiling heights, and then a cramped galley tacked on the back with the light blocked by a side alley. Fixing that, properly, is most of what we build here.

Why homeowners choose us

Why homeowners here choose us

One team runs the job from start to finish. We handle the planning, the building regulations and any party wall notices. Our quotes are itemised, so you can see what the steel, the brick and the glazing actually cost rather than comparing two lump sums. And most of our work comes through recommendation. Recent work near Wanstead [Real project slot. We recently completed a full-width rear extension and open-plan ground floor reworking in neighbouring Woodford, which is exactly the kind of job these houses suit. A completed Wanstead project would make this page stronger still.] [Testimonial slot.] How your build will run We set out the actual programme at the site visit. For a feel of how a typical extension runs week by week, see our guide on [what to expect during your build].

Planning & regulations

Planning in Wanstead

Your authority is the London Borough of Redbridge.

A lot of rear and side extensions here fall under permitted development and need no application. The things to check are the conservation areas around Wanstead village and parts of Snaresbrook, where permitted development is reduced, design is judged closely, and roof alterations like dormers need care; and flats, which have no permitted development rights at all, which matters given how many period houses here have been converted.

Epping Forest sits on the doorstep, and people often worry about it. In practice its protected status mainly affects proposals that create a new, separate dwelling, not an extension to the house you live in. What does matter near the forest is trees, which are frequently protected, and that affects both the design and the foundations.

We check your exact address before anything is drawn, and handle the application if you need one.

The ground, and the trees

Wanstead sits on London Clay, with gravels on the higher ground towards the Flats.

Clay swells in the wet, shrinks in dry spells and moves most near mature trees, and this is one of the leafiest parts of east London, with a good number of protected trees. A large tree near the back of the house is the most common reason foundations here go deeper than a homeowner expects, sometimes considerably.

We check the ground, the trees and the existing footings before pricing the groundworks, rather than finding out once the digger is running.

Cost, in the open

What it costs

Size, specification, the steel, the groundwork, and the finish. A side return is small in floor area but structurally demanding, so its cost per square metre runs higher than a straightforward rear extension. Worth knowing when you compare quotes.

As a rough guide, single-storey extensions commonly run at a few thousand pounds per square metre, with double storey often better value per square metre. That is a starting point, not a quote. Our cost calculator gives an early estimate; a free site visit gives you a real, itemised figure.

Why stay

Materials and the choices that matter

Brick. London stock and red brick dominate. We match brick, bond and mortar to the original, which on older houses often means reclaimed stock and a softer mortar mix. It takes more care and can affect the quote, and it is what stops the extension reading as an add-on.

Rooflights over the side return. You have just built over the one place light reached the kitchen. A proper run of rooflights along the new roof is essential, not optional. It is the single most common regret on these jobs.

Sliders or bifolds. Sliders give you bigger panes and slimmer frames, and look better for the eleven months a year they are closed. Bifolds open fully. Most people choose sliders once they have seen both.

Glazing that suits the house. If the original has sash windows, chunky bifolds tend to fight them. Slim-profile aluminium or steel-look glazing usually sits better against a period elevation.

One floor finish. Running the same floor from the hall through to the new kitchen is what makes it read as one space.

Often not. Many rear and side extensions fall under permitted development. The exceptions are the conservation areas around Wanstead village and Snaresbrook, where more work needs permission, and flats, which have no permitted development rights at all. We check your address with Redbridge Council first.

Usually not. The forest's protected status mainly affects proposals that create a new separate dwelling rather than an extension to your own home. Trees near the forest are often protected, though, so that gets factored into the design and the foundations.

Often, yes, and it is the best value option if you have the width, which many Wanstead houses do. It normally needs full planning permission. The key is the roof design, tying the new ridge into the original properly.

Only if you skip the rooflights. You are building over the alley that light came through, so a proper run of rooflights along the new roof is essential.

London Clay moves near mature trees, and Wanstead is leafy with many protected trees. A large tree near the extension often means deeper foundations. Period houses also have shallow original footings, which the new work has to account for.
