Loft Conversions in Billericay

Most loft conversions in Billericay come down to one of a few needs: a third or fourth bedroom for a growing family, a teenager who wants their own space at the top of the house, or a quiet home office out of the way of everything else. The good news is that Billericay's houses, mostly roomy inter-war and post-war semis and detached homes, suit all three.

Matched to your home

Matching the room to your roof

What the room is for shapes the conversion as much as the roof does, and the two have to fit together.

If you need a bedroom, and most people here do, the aim is a full-height room with space for a bed, wardrobes and ideally an ensuite, which on Billericay's typical hipped-roof semis usually means a hip-to-gable with a rear dormer, squaring off the roof to create the floor area an ensuite needs. If it is a teenager's room or a home office, light and quiet matter most, and a good rear dormer, or a rooflight conversion where the head height is already there, can do it more simply. On the newer estates around the town, some homes have modern trussed roofs that need extra structural work to open up, which we would flag early.

We look at the roof, hear what you want the room to do, and tell you honestly which conversion gets you there.

Planning & regulations

Planning in Billericay

Many Billericay loft conversions are permitted development, within the volume limits (broadly 40 cubic metres for terraces, 50 for semis and detached) and the conditions, notably no dormer on the front roof slope. Mansards, front dormers and conversions in the conservation area around the historic High Street usually need planning permission. Every loft conversion always needs full building-regulations approval, for the structure, the new floor, the fire escape and the staircase, and on a semi the Party Wall Act usually applies. We check your property's position, deal with any application, handle the party wall notices, and see it through building control to the completion certificate.

Cost, in the open

What it costs

Cost is driven mainly by the type of conversion the room and roof call for, a rooflight conversion is the least, a dormer or hip-to-gable more, before the finish and any ensuite. The only reliable figure is a quote on your actual loft. Our cost calculator gives an early sense of scale, and a free, no-obligation site visit gets you a clear, itemised figure with nothing hidden, so you can weigh it properly against the alternative of moving.

How it works

Getting it built

The work is a new structural floor on steel beams, the roof works for your dormer or hip-to-gable, a compliant staircase, insulation, the fire-escape route, and then the finished room. It happens mostly up in the roof off scaffolding, so life downstairs carries on, apart from the short spell when we open up for the stairs. We run it with one team, we have built for homeowners since 1995, and most of our work comes by recommendation, which for a family investing in their main home is the reassurance that counts.

Why stay

Does a loft conversion add value in Billericay?

It is the question we get asked most here, because Billericay is a town people often weigh converting against moving up the ladder, so it is worth answering honestly.

A well-done loft conversion that adds a genuine bedroom, with a proper staircase, enough head height and ideally an ensuite, generally adds value, because it adds a real bedroom, and bedrooms are what buyers pay for. It is also usually a good deal cheaper than trading up to a larger house once you account for the cost of moving. But the value only holds if it is done properly: a conversion reached by a cramped ladder-style stair, or one that sacrifices a bedroom below to reach it, adds far less, and over-converting beyond what the street supports rarely pays back. So the honest answer is that a good loft conversion is usually worth it in Billericay, and often the smarter choice than moving, provided it is done to a proper standard. For what it is likely to add to your specific home, a local estate agent will give you the best steer.

Usually, when it is done properly. A conversion that adds a genuine bedroom, with a proper staircase, good head height and ideally an ensuite, generally adds value, because it adds a real bedroom, and it is normally cheaper than moving to a larger house. The value depends on doing it well: a cramped stair, losing a bedroom below to reach the loft, or over-converting beyond what the street supports all reduce the return. For a figure specific to your home, a local estate agent is the best guide.

It depends on your home and your plans, but for many Billericay families converting is the more sensible option. If your house is in the right place and the loft can give you the extra room you need, converting is usually cheaper than trading up once you count the cost of moving, and it lets you stay put. If you need far more space than a loft can add, or want to change area, moving may win. We will give you an honest view at the site visit.

It depends on the roof and what you need the room for. Hipped-roof semis usually suit a hip-to-gable with a rear dormer, which gives the floor area a bedroom and ensuite need; a teenager's room or office can sometimes be done more simply with a rear dormer or, where the head height is there, a rooflight conversion; and newer homes with trussed roofs need more structural work. We match the conversion to both your roof and its purpose.

Often not. Many hip-to-gable, dormer and rooflight conversions are permitted development within the volume limits and the front-dormer rule. Mansards, front dormers and conversions in the High Street conservation area usually need permission. Every loft still needs full building-regulations approval. We check your position and handle whichever route applies.

Most can. It comes down to head height (roughly 2.2 to 2.4 metres at the ridge before losing some to the new floor and ceiling), the roof structure (older cut roofs are easier than the trussed roofs on some newer estates), and room for a compliant staircase. Lofts short on height can often still work with a dormer. We give you a straight answer at the site visit.

Yes. If a loft cannot give you enough space, or you need ground-floor room too, we design and build extensions in Billericay. We will advise honestly on whether a loft, an extension, both, or moving best suits what you are after.
