Planning permission in Epping

Your planning authority is Epping Forest District Council, and Epping sits at the heart of it, so two local factors shape most projects.

The first is the Green Belt. The district is around 92 per cent Green Belt, and much of the land in and around the town falls within it. You can still extend in the Green Belt, but the scale is limited so the work is not a disproportionate addition to the original house. The second is the conservation area covering the historic High Street, once lined with coaching inns, where design and materials are judged closely and some permitted development rights fall away.

Being beside Epping Forest raises the usual question. The forest is protected with a zone of influence around it, but that mainly affects proposals for a new, separate home, not a normal extension. Trees near the forest are often protected, so we allow for that. One thing worth noting: from April 2028 Epping Forest District Council becomes part of the new West Essex Council, though the rules will carry over. We check exactly where your property stands and manage any application for you.

The ground around Epping

Epping stands on high ground at the northern end of the forest ridge, so the ground here is not uniform. The higher parts tend to be firmer and sandier, with London Clay on the slopes and below. London Clay swells and shrinks with the seasons and moves most near large trees, of which the area has plenty.

On a sloping plot or one near mature trees, foundations often need more depth and thought than people expect. We would rather work that out at the design stage than meet it as a surprise, so on trickier plots we get the ground checked before pricing the groundworks.
